Learning How to Re-Level a Mobile Home

Simple Steps How to Re-level a Mobile Home

Are you interested in learning how to re-level a mobile home or trailer house? If you are please read on and I will try and explain all the steps in detail the best I know-how.

First, you will need a few essential tools to get started, here is a list:

  1. Water level
  2. One 15 to the 20-ton hydraulic jack
  3. A pair of coveralls
  4. Leather gloves
  5. Hammer
  6. Extra blocks, 4” x 8” x 16”, 8” x 8” x 16”
  7. 4”x 12” or 4” x 16” wedges
  8. Flashlight or headlamp

Water Level Is Important to Re-Level a Mobile Home

Set up your water level (another article). Take the water level and start by checking all the outside corners and the middle of each beam’s length and find the high spot.  Once you establish the highest point you need to begin working to jack the entire home up a level to this.  If the home is more than an inch out of level, you will need to use more precautions.

We have witnessed some homes up to 8” out of level due to slabs settling under poorly compacted soils.  Homes with this much work to bring to level may require a second day and may require a slab jacking company to aid in filling voids under the slab with grout (Usually this is not the norm).  Furthermore, you may need to remove some mobile home skirting.

Your home may only require minor adjustments as do most that have been set up for several years.  Start jacking from the area that makes the most sense which is usually from the highest point working outward toward the lowest point.  Use blocks and wedges to secure the home at the correct level.  If using a water level make sure that all the air bubbles are out of the line (hint: use a little surfactant in the water).

Keep An Eye Out for Other Problems

When you are under the home use the flashlight to check heat ducts, water lines for leaks, and underbelly wrap for holes.  Any repair that is made to these things can save a homeowner hundreds if not thousands of dollars.  Water leaks are usually the cause of tremendous ground settling.

During and after you finish leveling the home; check the tie-downs to make sure they are all secure.  Let the homeowner know any of your findings so they can make informed decisions on their homes’ repair and costs.

Q: How much time does DURASKIRT™ take to install?

Answer:

We have people asking us this question all the time.  The simple answer is to calculate the time to install one panel at a time then multiply it by the number of panels needed for your home.  Once you know this you can simply do the math.  The average home takes approximately 60 panels.  So let’s assume 5 minutes each multiply by 60 panels then divide by 60 minutes per hour =  5 hours.

Now do not be frustrated if it takes you more time.  We have people that can install a home in less than three hours which is flat out moving.  Don’t be shamed because most homeowners average twice this rate and it can take even longer if the site is not prepped properly.

Remember the five Ps? 

Proper Preparation Prevents Piss Poor Performance.  If you have never heard of the five P’s well, it’s about time you learned and take it to heart. I want to continue by emphasizing the following before we go into preparation because I feel it very important to get this concept down first, that is, install times.

Again, How long does DURASKIRT™ installation take?

Really it depends on your home. Usually, it can take 3 – 8 hours to remove existing skirting from your home. Then you need to inspect and see if you have and rot where you need to attach the new …skirting and if so you must replace these areas with new wood. When this is all finished, DURASKIRT™ installation can take between 3 to 7 minutes per panel to install depending on your skill level and the home site. So one person can install DURASKIRT™ in one 9 hour day or up to 3 seven-hour days. Two people can install DURASKIRT™ in 4 1/2 hours or up to 10 1/2 hours.

Helpful Hint: Another use for your shovel.

They need a tape measure built into the handle.

Grade the site first by measuring and placing a 31″ mark on your shovel or a stick.  A shovel handle works best because it is already in your hand.  A properly prepared site is graded so that the skirting panels have a 31″ gap to the ground from the rim-joist.  When the panels go in they need at least a 1″ gap but can go as much as 1 -1/2″ gap.  This photo helps explain:
