How Do You Skirt A Manufactured Home on A Sloped Lot?
If you have a sloped lot for your mobile home, you may know that mobile home skirting installation on sloped lots can be a challenge. For almost 25 years, we have been skirting manufactured homes across the United States. Sometimes, though, it can be a thought-provoking experience.
Being the manufacturer of DURASKIRT™, we are sometimes asked, “How high do your mobile home skirting panels reach?” Our answer is always, “as high as you need.” The reason we say that is because we have ways to accomplish almost any height.
Use DURASKIRT™ For Breaking Through the Ground
There has always been a demand for mobile home skirting to look like an extension of the home. This, however, is a problem for wood skirting as wood shouldn’t be in contact with the soil. This is not a problem for DURASKIRT™, since it is made for ground burial. A hybrid solution can also solve the issue of a sloped lot.
By using both DURASKIRT™ and wood, you can achieve the site-built appearance for manufactured homes that are on sloped lots. Just imagine, no more rotting skirting and tremendous rodent prevention. We recommend at least a 6” distance between wood and the dirt. So, plan your siding step-downs accordingly.
How to Frame Step-Downs on Sloped Lots
Using standard framing materials and siding to match, extend siding to form step-downs that conform to the slope. Remember to add paper under the siding to prevent moisture from entering the crawlspace. After the framing is installed under the homes’ exterior rim-joist brace, it back to the I-beams. See Photo.
Things to Keep in Mind

Framing is braced adequately to support back-filling DURASKIRT™.
Wood is no closer than 6” away from soil.
Use hot-dipped galvanized nails into siding.
Once all the framing is braced, papered and sided, it’s time for the mobile home skirting installation by adding DURASKIRT™. We recommend digging DURASKIRT™ into the soil a minimum of 6” and back-filling with a coarse rock. This helps to prevent rodents from digging under the mobile home skirting.
Finally, your home will look like a site-built home. Your friends and neighbors will be surprised to know it is in fact a manufactured home. Furthermore, if you haven’t begun your search for new mobile homes, you may want to read our article “Finding The Best Mobile Home Brands.“
The quick answer is that there are differences, but let’s look at what those differences are so you know you are using the correct word.
Although each type of home shares similarities, each one is different in the way it is constructed or tied to a property. If you’ve been looking into house skirting, you might be wondering if it’s right for your kind of home. While differences exist, each of these types of homes benefits from mobile home underpinning.
Here are the key differences in each type of home.
Mobile Homes: Mobile homes originally had tires and were very much mobile. They could be moved from setting to setting and weren’t tied down to a piece of property. Over time, the industry changed to produce the manufactured home. People often refer to manufactured homes as “mobile homes,” but technically, if your home doesn’t have wheels, it’s not a mobile home. As for skirting, if you are moving your mobile home a lot, you probably can’t have and don’t need skirting.
Manufactured Homes: Manufactured homes do not have wheels and look like stick-built homes. They can be built on a cement slab or can be built on stilts. This adaptability provides two options for manufactured homes.
They can be titled and sold as real estate with a piece of property.
They can be left mobile – not built on a foundation – and not titled with a piece of property. The home could be relocated if desired.
They are mobile or permanent homes that, in regards to skirting, can benefit from mobile home skirting kits 16×80 or whatever size is appropriate for your manufactured home.
Helpful Tip – Because of the confusion between the names, these kits are often referred to as mobile home skirting kits. So, if you see “mobile home skirting,” it will likely work with your manufactured home.
Modular Homes: Modular homes are similar to permanent manufactured homes in that they are often built on a cement slab or even a basement, and are titled with a piece of property. The way they differ is that modular homes are engineered in separate modules. Each unit, or module, is delivered to the building site where the home is put all together which gives some variety to how your module home is designed. If your module home is elevated off the ground, you should have skirting.
Park Homes: Park homes are different still, in that they are smaller dwellings that are built to a certain size that allows for municipalities not to have to inspect these homes. They are small enough to fit on a city lot in the backyard; for example, a mother-in-law or may live in a park home on the same lot as her child. The idea is that it provides another residence onsite, often just temporary. Though smaller and maybe only being used for a few years, park homes need skirting just like manufactured homes for the same reasons.
While each of these four types of homes has slight differences, all of them greatly benefit from manufactured home underpinning. Tips For Installing Skirting On Older Mobile Homes
If you’ve been researching how to install mobile home skirting on your manufactured home, there are some important factors to consider before you start your project. While DIY mobile home skirting is an option and this kind of project certainly can be completed by homeowners, it’s important to note the proper considerations and prepare in advance before jumping into this job.
One of the first things you’ll need to do is consider the age of your manufactured or mobile home. New homes or houses fresh out of the factory will require different preparation than homes that have existed for 15 or 20 years or more. If your home is new, check out our article on tips for how to install mobile home skirting on new homes, here. The following tips will focus on older homes and how to prepare to install mobile home skirting on an aged manufactured or mobile home.
Tips for Preparing Older Homes for Mobile Home Skirting:
Inspect the Rim Joist – First, inspect the rim joist around the entire perimeter of the home. Often, the rim joist can become rotten or damaged.
Repair the Rim Joist – Not all older homes will have rim joist wear and tear, but many do. So, repairing it now is vital before installing new mobile home skirting. To make repairs on a rim joist, you’re going to have to cut some siding off. Take care to set your blade depth because there are metal stops that come down into the rim joist. Moreover, setting your blade too deep, your saw blade will cut those off. Then, you’ll need to pull those stops up to get to the rim joist properly. Once you do that, you can start pulling the rim joist off and begin repairing it.
Inspect and Repair the Material Behind the Rim Joist. – For any part of the rim-joist, you need to repair, inspect the material behind it. If the material behind the rim joist is rotten, that will need to be repaired, too. Now place a new rim-joist in its place.
Level the Ground – The next thing to check is the soil, gravel, or dirt around the perimeter. Thus, ensuring a level surface is important. You’ll want the home skirting to fit evenly all the way around the home, so make sure the earth is level, first. Here’s a tip: measure 31 inches on your shovel and mark it with a piece of tape. Then go around the perimeter of the home and you can easily measure and see where some soil may need to be dug away or leveled better.
Once these checks and repairs are completed, house skirting can be applied to the home. For more information on DIY mobile home skirting options, get in touch with DURASKIRT™ at (360)419-9909. We’ll be happy to assist you and get you ready for your own mobile home skirting project.
Building skirting on your manufactured home can be a challenge. More so, if your lot is out of level. You can see from these photos we have overcome this with DURASKIRT™ CMU panels. More still, mobile and manufactured home production has come a long way – homes are straighter, constructed faster, and their price tag is still significantly cheaper than that of a stick-built home. There are many positive aspects to manufactured homes; however, no home is perfect.
Even factory-built mobile homes can have imperfections which can result in the house not being perfectly square and having the absolutely correct angles. While this may not affect the overall structure of the home, it can make installing concrete board and other mobile home skirting a bit tricky. However, we’ve got some tips about how to install mobile home skirting when your house isn’t straight that will allow you to save money, prevent frustration, and have a good looking home when you’re done.
4 Tips For Installing Skirting When Your Lot Is Not Level
Take Your Time – When your house isn’t straight, you’ll have to devote a bit more time and attention to the installation of the concrete board or other house skirting. You could, simply, install it quickly, following the lines of the house as best you can, but what could result is a crooked-looking DIY job. Your home’s appearance is important and this is one area that is worth taking the time to get right or every time you pull up to your home, you’ll be disappointed.
Make Sure You Have the Right Tools – Depending on the skirting you use, there will be specific tools you need for the installation. However, because you will need to make adjustments to your skirting to form it to the imperfections of your house, you will need the tools to properly measure, note imperfections, and cut or form the skirting.
Level the Ground – Check the soil, gravel, or dirt around the perimeter of the home to ensure that it’s level. You’ll want the home skirting to fit evenly all the way around the home, so make sure the earth is level, first. One way to quickly do this is to measure 31 inches on your shovel and mark it with a piece of tape. Then go around the perimeter of the home. You can easily measure and see where some soil may need to be dug away or leveled better.
Find Balance Between the Skirting and the Siding – In order to get the job done well, you will probably have to do a little work on the siding of the house just above the house skirting as well as feather in the skirting to the home to try and make it as straight as possible. Completing the job in the best way means finding a happy medium between the siding and the skirting. Using some judgement and finesse, the job can be done well. Try to split the difference and make sure your lines are straight and smooth.
The same principle applies when you’re considering what to put around bottom of shed buildings or other outdoor buildings that may need some house skirting. If the building isn’t quite straight or square, level the ground, work the house skirting around slowly, and make sure to use the proper tools.
House skirting is an important component for manufactured and mobile homes, but it’s also a visual component. Keeping the home’s lines as straight as possible greatly increases curb appeal and keeps your home’s appearance neat and attractive. It will be worth the extra time to complete the job well.

Skirting Panels for Mobile Homes — How Exactly Do They Work?
If you’re about to buy a mobile home, you’ve undoubtedly heard of (CMU) skirting panels, but how exactly do they work? And what makes skirting panels for mobile homes or shed skirting so important?
Mobile home skirting kits cover up the crawl space underneath your home
DURASKIRT™ concrete skirting panels for mobile homes are easily installed.
(CMU) Skirting panels are not simply to make your home more fashionable. Skirting panels will provide some very important functional benefits for your mobile home.
Keep Critters Out – Your home is a shelter, but you want it to be your shelter, not a shelter for various animals. By adding skirting panels, critters like raccoons, rats, and snakes won’t be able to set up their home underneath your home. This is true for sheds, too. Shed skirting can keep animals from nesting or relieving themselves under your shed.
Help To Stabilize the Temperature Inside Your Mobile Home – All homes lose a little bit of losing a bit of their temperature throughout the day, including through the floor. Skirting panels enclose the crawl space under your home, thus helping to insulate your home and maintain the temperature. This will help to keep the inside of your home cooler in the summer and warmer in the winter.
Protect Against Back-Fill – Before your home can be placed on its lot, the ground must be excavated. Meaning, that some of the dirt must be scooped out so that your home will be level. However, that dirt isn’t just carted away. Instead, it’s piled up evenly around your home which is called back-filling.
Mobile home skirting needs to be vented very carefully
Let’s say we attach some solid, concrete board, skirting panels to the bottom of your mobile home. What would you think will begin happening? You would wind up with a space that’s warm and muggy. Why? The moisture that naturally rises out of the soil ends up being trapped underneath your home.
Over time, all that stale, moist air will create dangerous mold and cause the underside of your home to rot. Talk about a major mess! That’s why skirting panels must come with special vents that are specifically designed to give the underside of your home the airflow it needs without giving critters a space to wiggle through. A good skirting manufacturer will also space those vents very carefully so that the underside gets good cross-ventilating.
Some venting systems can allow water to get into the crawl space under your home. Just like the moisture from the ground can cause mold or rot, if the venting system for your home allows water in, it can allow for sitting pools of water as well as humidity and cause great damage to your home.
Mobile home skirting needs to use quality materials
Even though you can find skirting panels in a variety of materials and finishes, they’re not created equally. Some last longer than others and some are more easily chewed, scratched, or broken by animals. Some provide good venting and others do not. DURASKIRT™ Concrete Board provides strong, long-lasting protection, and our special vent well technology will keep your crawl space well vented and help to prevent water from collecting under your home.

Newer manufactured homes might seem like the perfect candidate for easy mobile home skirting installation: they’re fresh, new, and haven’t been sitting in the elements for years. While they shouldn’t be left without house skirting, the installation process isn’t always easy and seamless, however. Even new homes are prone to imperfections, and when mobile home skirting installation comes into play, those imperfections become more obvious.
Here are three tips for installing house skirting on a newer mobile or manufactured home and making it look great.
1. Know that your mobile home probably isn’t squared or level. Mobile and manufactured homes are factory-made. And, although it often depends on the manufacturer, most mobile homes are not perfectly square or perfectly level. Recognizing this and planning for it will let you know what you are facing and allow you to prepare. So, just know that the area of the home you’ll be working with may not be perfectly square or level to the rest of the house or the ground beneath.
The good news is, the manufacturing of mobile homes has come a long way. In the last 30 years or so, advancements in robotics and technology have aided in how well homes are built in the factory. The quality truly is improving; homes are getting squarer and straighter. Not only that but manufactured homes are still significantly cheaper than stick-built homes, saving homeowners money.
2. Form your skirting material to your house, as it stands. This means acknowledging that homes may have imperfections (tip 1) and working your material around them as best you can. How well the skirting ends up looking on a home is partially dependent upon how well the home was constructed in the factory, but you can do a lot to make those imperfections look better by forming your materials well.
3. Make sure you have the right tools. Depending on the skirting you use, there will be specific tools you need for the installation. However, the tools the manufacturer indicates may not be all you need. Because you will need likely need to make adjustments to your skirting to form it to the imperfections of your house, you will need the tools to properly measure, note imperfections, and cut or form the skirting.
Keeping the above-mentioned tips in mind will be beneficial when working on a mobile home skirting installation project or even a shed skirting project. Sheds can be even more difficult to work with, but with a little patience and attention to detail, you can do it and make it look great.

Is DURASKIRT™ A Good Cold Climate Skirting Product?
A History Behind the Making of DURASKIRT™
This is a legitimate question because we began by desiring to make the best cold weather skirting product. We hope this article will answer this question to your satisfaction. DURASKIRT™ went through an engineering and designing process before manufacturing our famous concrete board skirting panels which took into consideration the various climates the skirting would be exposed to.
You’ll be glad to know this question and more were addressed during the design and manufacturing processes. Consequently, durable concrete panel skirting was made possible. Indeed, it is now installed on thousands of homes across our great nation with great results.
Beginning
DURASKIRT, LLC began manufacturing, selling, DURASKIRT™ in several states. These states have some of the nation’s most severe and varying weather conditions. So, you can imagine we needed to pass rigorous testing. As people considered varioushouse skirting ideas, we wanted to provide a concrete skirting panel system for their homes that they could trust.
True Quality – How Durable Is DURASKIRT™?
Installing a DURASKIRT™ panel on a manufactured home.
Not to give away all our proprietary secrets, but DURASKIRT™ blends a quality concrete additive package into the panels. The characteristics of these concrete additives provide our panels with unique properties. For example, our concrete board panels resisting cracking and chipping during freeze/thaw conditions. They also help to prevent expansion or warping during hot and cold temperature changes.
The designers of this product were both educated for decades in concrete construction. Likewise, they worked for years with manufactured homes, modular homes, and site-work contractors. This provided an uncommon resume qualifying them for designing and engineering a high-quality product like DURASKIRT™.
Exceptional Circumstances
An exceptional set of circumstances birthed this new house skirting idea, a concrete panel system that succeeded when hundreds of others had failed in their attempts. Truly, the breakthrough came from a dream and vision, of all places (a story for later).
Two Schools of Thought
At any rate, beginning our perfect skirting quest the manufactured home industry basically had two schools of thought. One was cheap or inexpensive and the other was quality, durability, and longevity. Since both schools of thought have their places, our idea was to marry the two who gave birth to DURASKIRT™.
Certain Design Stipulations
Foremost, the panels must look great and function well for years in adverse climates. Secondly, they had to be cost-effective for meeting the manufactured home industry’s desire for affordable homes. These guiding principles set the stage for designing, testing, and building a manufacturing and molding process that meets the high standards of good looks, durability, and reasonable cost.
Note – No Outside Help
It should be noted that no government or private grants were obtained during the years of research and development processes. This isn’t because we didn’t have a need for outside capitalization, it was more because we like challenges and didn’t want to deal with the red-tape and interference from the sources of these grants. Therefore, we were able to make the product without unnecessary distractions, devoting our time to making them the best house skirting product available.
Understanding Lean
“Free” money doesn’t always make for the best environment. Rather, we wanted an unencumbered environment that was lean and challenging, similar, to the industry we were manufacturing this product to serve.
The manufacturing and installing DURASKIRT™ we gain both detractors and supporters. It has been a challenge to fight against outdated notions for acceptance of progressive products like ours, but we have sought to help the people who need skirting, not impress self-proclaimed industry “gurus”.
Many of our strongest supporters are our customers who have experienced first-hand the value of DURASKIRT™. However, it’s noteworthy that many of our current customers were once skeptics from the industry who have since been converted to strong supporters. Especially when they see that DURASKIRT™ is the best cold weather skirting product.
For everyone who had been asking, “why doesn’t someone make a quality, affordable, and durable skirting product for our industry?” We believe DURASKIRT™ is the long-awaited answer to their question.

Recently, my wife and I began doing an extended water fast. Unfortunately, at day 5 we both began cramping. Then, this is when we discovered the need for both salt & light. Perhaps, some of you already know this about our bodies, especially those in the medical field or learned. So, this will be a review. For those of you that may not know, it may be news to you, but be assured my intentions are good. Now, If you allow me, I will put the light on the subject of salt and light.
Now, If you allow me, I will put a light on the subject of salt and light.
Firstly, what is salt, and why do our bodies need it?
Let’s begin with salt. What is salt, and why do our bodies need it? Most assuredly, salt is essential as it contains minerals that our body needs to make use of vitamins and conduct electrical signals from our brains. Lacking salt in our bodies can cause diseases and eventually leading to death.
Technically, salt contains mostly sodium and chloride, which are positively charged electrolytes. As a bonus, naturally occurring salt, like Himalayan salt, contains even more minerals that are also electrolytes like Potassium and Magnesium. Surprisingly, there are said to be 84 total minerals in Himalayan salt and many are known to be electrolytes.
So, what are electrolytes, and how does it help our body to function?
Simply put, each electrolyte serves a different purpose. Furthermore, electrolytes aid to regulate H2O distribution, administer acid base stability, and communicate nerve impulses. Finally, they contribute to energy generation and blood clotting. Besides, since our bodies are made up of an average of 60% water, water alone cannot make the body run.
Astoundingly, simple water without electrolytes, which has a very low ion content, cannot conduct electricity. But, when an electrolyte solvent is added, it forms ions in water. Thus, it is called electrolyte water, making the solution a strong electrical conductor.
Still, impulses from our brain are electrically charged and require the water to transmit these electrical impulses. Thus, making the intake of both water and minerals detrimental to a healthy functioning body.
An electrolyte solution makes simple water a strong electrical conductor.
Secondly, what is Light, and how does it help our body to function?
Truly, scientific studies show light is good for our human bodies. In particular, sunlight helps the body to produce vitamin D which improves our moods and strengthens our immune system.

Now, let’s look deeper into God’s word so we come out with a more knowledgeable understanding. Turn to Matthew 5:13-16 and let’s see what Jesus, The Creator, is really talking about when He was quoted in the following text as saying…..
JESUS said, “you are the salt of the earth, and you are the light of the world.”
Initially, let’s read this scripture as it is written.
Matthew 5:13-16 Amplified Bible, Classic Edition
13 You are the salt of the earth, but if salt has lost its taste (its strength, its quality), how can its saltiness be restored? It is not good for anything any longer but to be thrown out and trodden underfoot by men. 14 You are the light of the world. A city set on a hill cannot be hidden. 15 Nor do men light a lamp and put it under a peck measure, but on a lamp stand, and it gives light to all in the house. 16 Let your light so shine before men that they may see your moral excellence and your praiseworthy, noble, and good deeds and recognize and honor and praise and glorify your Father Who is in heaven.
Now let’s’ read it with the definitions added for Salt and Light.
Matthew 5:13-16 Amplified Bible, Classic Edition (added definitions for salt and light)
A city set on a hill cannot be hidden.
13 You are the salt (positively charged electrolytes that make water in the body conductive) of the earth, but if salt has lost its taste (its strength, its quality), how can its saltiness be restored? It is not good for anything any longer but to be thrown out and trodden underfoot by men. 14 You are the light (helps the body to produce vitamin D which improves our moods and strengthen our immune systems) of the world.
Time Is Short
Are You Questioning Your Faith? Know This, Jesus Came to Set the Captives Free!
Are you ready? Are you willing? If so, you can say this simple prayer and this time be genuine and know Jesus came to set the captives free. The question is, “What is “Revival” waiting for?”
A Plan for Redemption
If you are like me and need to examine the things you are allowing to take up your time and make an effort to ask God to show you what needs to be removed and what needs to be added. You can begin by saying this simple prayer…..
Jesus,
I am a sinner. I’ve done a lot that is wrong or evil. Furthermore, I cannot do anything good in my own power. I need your love and forgiveness. Lord, I am sorry for all the sin that I have committed in my life, and that I know I will commit in the future. I want to live my life for You, doing what is right, and pleasing to You. I need a Savior, because I can never pay the debt that my sin has incurred. Jesus, thank you for dying on the cross, and shedding your blood to pay the price for my sin. I accept that You did this for me, and I ask that You extend Your eternal grace to me. Lord, please transform my heart and my life in Your image, write my name in the Lamb’s Book of Life, and fill me with the Holy Spirit. I praise You for Your love, Your righteousness, and Your infinite mercy. Thank you for saving my soul.
Today, I desire to go all in with you, Jesus. I want that set-apart life that leads me to wholeness and real happiness. I desire peace beyond understanding as your word promises.
In the name of Jesus Christ, my Lord and Savior,
Amen.
Now that you received Jesus and placed your faith in him, it’s time to know that He has given you His authority. You are a son or daughter of the most high God! Begin using seeds, words, that build yourself and others up and expect them to bring the peace that is promised to the sons of God.
Cement board is a tough, large panel composed of cement and other fibers that comes in different sizes and thicknesses, most often ¼” or ½” thick and 3 feet by 5 feet in size. Like drywall, it is sold in sheets and can be purchased at hardware or home improvement stores.
Cement Board vs Drywall
Cement Board – Not A Cheap Mobile Home Skirting
Cement board has a different use than drywall, however. While drywall panels create smooth walls and ceilings and are appropriate for most rooms, cement board is best suited for bathrooms and other areas that are prone to humidity and frequent moisture.
Cement board is used as the wall-backing behind shower tile and bathroom tile. It is much tougher than drywall and can resist mold, mildew, and other moisture-related issues prone to bathrooms. It’s a better option for rooms where moisture, sitting water, and humidity are common, because cement board is heavy and tough and creates a great base for tiles.
Exterior Cement Board?
Some homeowners have used this product as exterior cement board for the house skirting around their mobile or manufactured home, treating it as a cheap mobile home skirting alternative.
Unfortunately, this does not work out well for them.
While cement board is good for bathrooms, it does not hold up as well outside where it is highly susceptible to weathering and a lot more moisture. When used on a home’s exterior as house skirting, cement board often doesn’t last long. The nylon component on the cement board begins to deteriorate and then the cement itself begins to crumble. This causes holes in the house skirting.
Cement Board Should Be Used Inside
It is best to use cement board with indoor locations like bathrooms where it is used as a backing for tile and helps prevent mold and other common moisture problems. However, if you are looking for skirting for your home, there are other options for house skirting for homeowners of mobile or manufactured homes.
DURASKIRT™ offers a house skirting product similar to cement board but it is thicker, tougher, and designed to be used outdoors. It won’t crumble or fall apart and will holds up to weathering and outdoor elements. If you are searching for a cheap mobile home skirtingoption that will last, get in touch with us at (360) 419-9909. We can help answer any questions you might have and share more information about our house skirting product: a durable, efficient option that does a great job.
